We act as design consultants for a number of Engineers and Architects providing design solutions and working CAD drawings for inclusion in drawing packages and tender documents.

In most cases yes Planning Permission will be necessary however we do have extensive knowledge of the Permitted Development criteria which allows certain outbuildings and extensions to be constructed without the need for a planning application. It depends on where you live and what has been added to your property by previous owners. There is no blanket answer as each project needs to be carefully considered and reviewed. We undertake desk-top studies before doing site visits to obtain as much background information as possible before offering a tailored proposal to try and satisfy the design brief.
The Barn Partnership is separated into 2 companies who trade side by side or totally independently as required. The Architectural Services and Manufacturing businesses do not feed each other so a client is free to use the services of either company. We are passionate about traditional buildings and timber frame forms a large part of that building style however we all have backgrounds and training that cater for buildings that have a more contemporary form. Hopefully the gallery will show what we are capable of.
Yes - we are uniquely placed to offer full 'design and build' services. Our company directly employs Architectural Designers, Project Managers and oak frame carpenters but we also employ carefully selected subcontractors who undertake all associated works to provide a full turnkey product.

We were approached by a client to look at the possibility of building an indoor pool as an extension to the main house. The house had been extended previously so it couldn't be extended by any meaningful amount to accommodate a pool. We devised a strategy using the Permitted Development criteria as set out in the Town & Country Planning Act.
We applied for a Certificate of Lawfulness to build a detached outbuilding under class E which housed the pool. The new building did not need formal planning permission and technically it could be built without giving any notification to the Planning Department. Once the building became existing we applied again for a 1.2m wide extension to the existing dwelling under class A which happened to link across to the existing outbuilding. Both were granted a Certificate of Lawfulness and the attached indoor pool was achieved.

Another design and build project but this time for a local independent preparatory school. Initially we were approached to help with a planning application for a suite of portable buildings to make extra space. In conversation we were advised of the rental cost of the portable buildings and we realised that is wasn’t far off from the cost we could build a permanent building for. We put a sketch proposal and cost analysis together for the governors to consider which was accepted.
The planning application was a little fraught but we eventually succeeded. Full detailed drawings were prepared for the independent trades who were then supervised and project managed throughout. Our own team built the oak frame structure and then went on to insulate and board out internally.
Phase 2 was undertaken recently to convert the loft and provide two more classrooms.

We were approached by a client who had recently purchased a plot of land with an existing planning consent to extend and refurbish an existing building alongside the River Thames. After site and building surveys we advised the client that the better option was to reapply for planning permission to build a new dwelling in a similar style to the approved. A lengthy planning process finally resulted in planning permission being granted in march 2016. Construction begins on site Summer 2016.
